Niseko’s Top 5 Luxury Stays

Luxury properties in Niseko go well beyond an impressive building or a famous name. The ones that really stand out combine stunning mountain surroundings with personal service, thoughtful details and a sense of place that stays with you long after your trip.

Which Niseko properties deliver on that promise? We’ve selected five that particularly stand out, and asked Duncan Manser, our Hokkaido Manager, to share his insight into what makes each one special. Duncan has lived in Niseko for over 10 years working directly with the teams behind the properties, and is familiar with Niseko accommodation across the resort area.

Muwa Niseko

Moody luxury hotel bedroom featuring warm ambient lighting and a glass-enclosed ensuite bathroom.

“This is probably the best fit for guests looking for a little extra pampering during their stay. The spa treatments and wellness facilities are some of the best in the area, and there’s nothing better than rounding off the day with a dip in the onsen. My tip is not to settle for the standard onsen, but to book yourself a slot in the seventh-floor infinity pool onsen.”

MUWA Niseko is a contemporary apartment-hotel at the highest point of Hirafu’s Upper Village, with direct slopeside access to its ski slopes and views towards Mount Yotei from many rooms. Designed by Nikken Sekkei, its distinctive architecture draws on traditional Japanese forms, including the tsumairi gabled roof, while interiors incorporate natural materials, timber and the Japanese engawa concept to create a strong connection between the residences and the surrounding landscape. The result is a modern alpine property with a distinctly Japanese character.

The 113 residences range from one-and-a-half-bedroom units to five-bedroom penthouses, with larger layouts providing generous living spaces, full kitchens and private terraces. Dining is centred around two restaurants: HITO by TACUBO, an all-day Italian restaurant built around wood-fired cooking and Hokkaido ingredients, and Sukiyaki Hiyama, bringing more than a century of Tokyo sukiyaki tradition to Niseko.

On the seventh floor, four private onsens look out towards Mount Yotei, while MUWA Spa offers botanical treatments designed around individual guests.

Sansui Niseko

Modern luxury living room featuring a long black leather sectional sofa, linear fireplace, and floor-to-ceiling views of Mount Yotei.

“A great fit for people who are obsessed with food! Sushi Shin is one of the most refined sushi experiences in the area, while Toshiro’s Bar is one of the best places in town for a cocktail. Combine the two for a perfect post-ski evening.”

Sansui Niseko is a boutique luxury property in the heart of Upper Hirafu, combining direct slopeside access with spacious apartments and a distinctly Japanese minimalist architectural identity. Designed by award-winning architect Makoto Nakayama, the building uses natural materials and a deliberately restrained aesthetic inspired by the Japanese concept of Wa, meaning harmony, while floor-to-ceiling windows frame views of Mount Yotei and the surrounding mountains. With just 53 residences, ranging from studios and one-bedroom suites to expansive three and four-bedroom penthouses, Sansui offers the space and privacy of a luxury residence alongside the service and facilities of a five-star property.

Niseko Kyo

Sunlit master bedroom featuring floor-to-ceiling windows with direct views of Mount Yotei and an orange accent armchair.

“One of the biggest advantages is the location. It’s both ski-in/ski-out and incredibly close to town, but tucked away up a side street, so there’s very little foot traffic around the building. You get a much quieter stay than you might expect from a ski-in/ski-out property, while still being right in the middle of the action.”

Niseko Kyo is a compact luxury apartment-hotel in Upper Hirafu, offering direct slopeside access to the Ace Family Quad Lift and a collection of spacious residences designed to feel like a private mountain home. Opened in 2023, its design philosophy is inspired by Ukiyo, the Japanese concept of embracing and enjoying the present moment, with modern interiors softened by Japanese influences and luxury designer furniture from brands including Gallotti & Radice and Molteni & C.

Sleek contemporary kitchen with dark stone countertops, warm timber cabinetry, and a central cooking island.

With residences ranging from one to six bedrooms and up to 385 sqm, Kyo is particularly well suited to families and groups, with most of the residences featuring their own private onsen and the six-bedroom penthouse accommodating up to 12 guests.

The penthouse also has a private outdoor onsen on its terrace. An on-site restaurant, ski valet and concierge service round out the experience, with the team able to arrange everything from lift passes and lessons to restaurant reservations.
