Setsu Niseko
Opened in 2022, Setsu Niseko is the newest of the three with 190 rooms, multiple restaurants and bars, and a 750 m² wellness centre with natural onsen baths, a spa and fitness facilities. While it isn’t ski-in/ski-out, Setsu is perfectly walkable to the Family lift and King Gondola, and also runs a shuttle to the gondolas every 20 minutes.

The Vale Niseko
The Vale Niseko opened in 2009 as one of Niseko’s first luxury ski-in/ski-out apartment hotels. With 47 rooms it’s the smallest and most intimate of the three. It sits at the base of the beginner Ace Family Run making it a great choice for first-time skiers, and its concierge team is often praised in reviews for attentive and personalised service.

What They Share
All three of these popular Niseko hotels occupy prime Hirafu locations within walking distance of the village’s restaurants, bars and slopes. Each offers fully equipped kitchens, laundry, onsen facilities, and ski storage. Room types range from studios for two to multi-bedroom penthouses with Mount Yotei views. All three offer either on-site ski rentals or drop offs at nearby rental shops where Japan Ski Experience can pre-book your gear in advance. What Sets Them Apart
Scale and atmosphere
The biggest difference is scale. The Vale has 47 rooms, AYA has 79, and Setsu has 190 across six storeys. If you prefer a smaller hotel, choose The Vale. If you want the facilities of a full resort, Setsu is the clear choice. AYA sits comfortably between the two.
Age and style
Thirteen years separate the oldest and newest of the three. The Vale opened in 2009 and was refurbished in 2018, with a rustic stone and timber design. AYA arrived in 2016 with a stylish contemporary Japanese look. Setsu opened in 2022 with traditional Japanese-inspired interiors built to a high standard. Each delivers a distinctly different feel as you step through the door.
Ski access
Both AYA and The Vale sit at the base of the Ace Family Run, making them ideal for first-time skiers. The trade-off is that reaching the gondolas involves a long uphill walk or skiing the Family Run first. Setsu’s location is a short walk to both the Family lift and King Gondola, and its complimentary shuttle stops at both gondolas every 20 minutes, offering fast access to the mountain’s mid-level terrain.
AYA and Setsu both offer a ski valet service, a great feature for families who want to skip carrying gear to and from their rooms.

Dining and wellness
Setsu pulls clearly ahead on both counts, with five on-site restaurants and a wine bar, plus a 750sqm wellness centre offering onsen, sauna, spa, gym, yoga and pilates. The Vale keeps things simple with its bar and grill, spa, gym and heated pool. AYA lands in the middle: AYA Kitchen for dining, a spa, gym, and on-site physiotherapy through Nomad Wellness, genuinely useful if you are nursing an injury on the mountain.

Rooms and private onsen
All three have studios up through large penthouses, but it’s worth noting that The Vale and Setsu both have private outdoor or balcony onsen with Mt Yotei views in their upper suites and penthouses. AYA’s private onsen are bookable rooms rather than in-room baths. If bathing privately with a view from your own room is the dream, that points firmly at The Vale or Setsu.

Slope access
AYA and The Vale for beginner ski-in/ski-out slope access, Setsu if reaching higher elevation powder is a priority.
Dining

Families with young children
Setsu has a children’s playroom, babysitting services, ski shuttle, and the widest range of room types. AYA and The Vale have several ski schools nearby which make dropping young children off at ski lessons much easier.

Village access
AYA and The Vale. Both sit just below Hirafu intersection, a short walk to the bars, restaurants and ski shops. Setsu is further along the main road but still walkable.
